Daniel Glasser, MAI

Dan Glasser has completed over 1,000 property tax appeals during the past 25 years, spanning 24 counties for commercial properties, with a strong track record. He holds the MAI designation, which is the highest designation in real estate valuation, as well as a broker’s license. He has personally dealt with the single largest taxpayer in two counties, with values ranging to over $300 million for a single asset, as well as portfolios. For years he conducted the tax appeals for portfolios such as The Vons Companies in southern California, Safeway in northern California, and properties for the US Postal Service. He has been in the real estate industry for over 30 years.

Mr. Glasser has operated Western Property Advisors, Inc. for over 24 years out of offices in San Francisco and Los Angeles, working statewide. He has lived in California and worked in commercial real estate for over 30 years. He worked early in his career as an appraiser for Manufacturers Hanover Trust and Chemical Bank in New York City for several years, valuing high-rise office buildings, hotels, and apartment buildings. For Cushman & Wakefield in California, he led a team conducting valuations and property tax appeals for over five years.

Property types have included office, industrial, retail, hotel, residential, and mixed-use property, as well as vacant land. Assignments have included high-rise office buildings statewide, the largest industrial building in the state, some of the largest retail portfolios spanning northern and southern California, hotels ranging to over 450 rooms in both northern and southern California, apartment buildings, residential subdivisions, and complex property issues associated with new construction, construction in progress, possessory interests, partial interests, ground leases, and special purpose properties. Additional properties addressed including marinas, industrial distribution centers, manufacturing plants, biotechnology facilities, and large portfolios of office buildings, retail buildings, and apartment complexes.

Clients have included Seagate Properties, Prentiss Properties, SRM Associates, Great West Life Insurance, Pacific Coast Capital Partners, Ford Motor Land Development, Johnson Wax Development, Lend Lease, Chanel Inc., CBRE Property Management, Cushman & Wakefield Property Management, Wells Fargo Bank, City National Bank, Public Policy Institute, US Postal Service (leased property), Safeway, The Vons Companies, Foster Farms, Zacky Farms, Pilkington North America, and hotels branded Marriott, Hilton, Hyatt, Embassy Suites, Best Western, Crowne Plaza, Holiday Inn, Hampton Inn, Hawthorne Suites, Homewood Suites, Staybridge Inn, Ramada, and Days Inn.

Assessment appeals he has handled have included disputes of the regular roll, supplemental assessments, escapes, appeals following audits, penalty appeals, base year appeals, Prop 8 appeals, allocation between real property vs personal property vs fixtures vs intangibles, identification of double counting of value in assets, identification of ghost assets, business value matters, and with emphasis on portfolio appeals, construction in progress appeals, and value upon completion of construction.

Joshua Richman

Joshua Richman has extensive training in accounting. He managed the accounting departments of various private businesses for over 14 years, overseeing the accounting staff and responsible for all accounting functions of large and small companies. It started out as a part-time job for additional income while working as a professional musician, but Mr. Richman quickly realized the art of accounting was a natural ability.

Mr. Richman attended UCLA accounting courses and passed the rigorous Special Enrollment Exam on the first try for each of the three 3 1/2 hour exams to receive his E.A. certificate. He has experience preparing business tax returns of all types, individual taxes, bookkeeping and payroll.

Mr. Richman also has 5 years of direct building management experience. During that time he showed units to prospective tenants, prepared and executed lease agreements, oversaw maintenance personnel, and prepared financial statements for the owners.

Mr. Richman began working with Western Property Advisors, Inc. in a consulting capacity after the financial crisis of 2008. After the 2020 onset of Covid-19 he has taken on a greater role with the firm in analyzing financial statements, rent rolls, comparable properties, and a range of valuation-oriented analysis.

Ewelina Krupa

Ewelina Krupa starting working with Western Property Advisors, Inc. after the 2008 financial crisis. She began her career in a Chicago law office as a paralegal specializing in real estate, shortly after graduating Northeastern Illinois University. Building on her reputation and experience, Evelina has had a history of assisting clients covering a broad spectrum of real estate issues and helping navigate through many steps of complex legal processes.

She has experience handling commercial leases, real estate joint venture agreements, easements, licenses and rights of entry, municipal finance, tax incremental financing, condominium law as well as land use regulation. Evelina also has experience assisting in various aspects of real estate transactions including negotiating and drafting letters of intent, purchase and sale agreements, land disposition agreements and finalizing real estate attorney approvals. Her knowledge of legal procedures and close attention to detail complement her exceptional degree of service.

Hailing from the Midwest, Evelina graduated with a bachelor’s degree in Business Law and Criminal Justice. She is trilingual, fluent in English and Polish with proficiency in Russian.

Raj Sabherwal

Mr. Sabherwal has worked with Western Property Advisors during the past decade, assisting in a range of capacities for the Firm. He previously worked at Northwestern Mutual and Citi Bank as a financial representative and a personal banker within the San Francisco Bay Area. In these positions for over five years he assisted clients with financial goals, planning and decision making.

Prior to these positions, he worked at Charles Schwab and Morgan Stanley as a financial advisor, financial analyst, and in sales, for over four years within the San Francisco Bay Area and Sacramento regions. He studied at the College of Hospitality Management Klessheim in Salzburg Austria.

Filip Hudzik

Mr. Hudzik assists with administration matters. He has had a relationship with the firm or staff members for many years and has proven himself to be reliable, helpful, and enthusiastic. He is originally from Illinois and has lived in California for a number of years before the onset of Covid.
